Energy Efficiency Audits & Solutions


The primary areas of our evaluation are analyzing the energy efficiency of your properties Lighting, Heating and Air Conditioning Systems, Water Conservation, the Building Envelope and Equipment Evaluation (motors, office, appliance). Your fuel costs per year can be in excess off forty five percent (45%) of your operating costs depending on the age of the structure and the efficiency of the equipment. Lighting acounts for 35% to 50%. Appliances, electronics, motors; all add up. Start saving now!

In older buildings it may be more difficult for separate metering, but never impossible. For the obvious reason it is the best method to control your costs. If the tenant pays the bill, the tenant conserves. Another method is the Resident Utility Billback system otherwise known as RUBS. This allows the resident or tenant to take some personal responsibility for his or her water usage and water expense. National Apartment Association studies have shown a reduction of close to thirty percent (30%) in the amount of water that is used which is good for the environment as well as reducing operating costs.

By calculating the efficiency of the existing systems we would determine cost effective solutions. Replacing existing mechanical (HVAC) equipment is not always the answer. That’s why you hire and expert with years of experience. We start by auditing the past two years utility bills and basic information provided by the owner.  We then arrange an on site walk through to evaluate the various systems to determine the best course of action and where the most cost effective savings are. Some recommendations are simply changing old habits like turning off a light switch or turning off a faucet!

Reducing your operating costs by ten thousand dollars ($10,000) per year using a CAP rate of ten percent (10%) increases the building value one hundred thousand dollars ($100,000). Conversely the opposite happens.
